✅ Home Preparation – Homes must be fully staged before the photographer arrives. Personal items you don’t want in photos should be removed in advance. The photographer cannot wait while staging is completed.

🚫 During the Session – The floor being photographed must be clear of people. For 3D tours, the home must be completely vacant. No exceptions.

📅 Rescheduling & Fees – Reschedule at least 1 hour in advance to avoid fees.

• Late reschedule/cancellation (<1 hour) – $55 fee

• Reschedule after arrival – $100 fee

• No refunds, but reschedules are allowed within 6 months (DC metro area only).

🚗 Travel Fee – Homes 35+ miles or 1+ hour from Bowie, MD require a $40 travel fee. If not added at booking, an invoice will be sent.

📸 Processing Time – Photos taken Sunday–Friday are delivered by 6:00 PM the next day. Saturday sessions are delivered by 6:00 PM on Monday.

⚖️ Copyright & Licensing – All media is licensed for marketing the listed property. 3D tours are hosted on Matterport and cannot be downloaded. Rentals need their own account for indefinite hosting.
