Homes Must Be Made Ready In Advance

To ensure the best possible results, homes must be fully prepared before the photographer arrives. Please have everything arranged as you would like it to appear in the final photos. Any personal items or decor that you do not wish to be included—such as family photos or other sensitive items—should be removed in advance.

The photographer cannot remain on-site while the home is being staged. Please ensure all preparations are completed before the scheduled appointment.

During the session, all individuals must remain off the floor being photographed. For optimal results, we kindly ask homeowners, agents, and occupants to relocate to another level of the home or step outside. If a 3D tour is scheduled, the home must be completely vacated for the duration of the session. No exceptions will be made.

Rescheduling & Fees

  • If the home is not ready, you must reschedule at least one hour in advance.

  • Rescheduling within one hour of the appointment time is considered a late reschedule and incurs a $55 fee.

  • If rescheduling occurs after the photographer has arrived, a $100 fee will be applied.

  • All fees must be paid in advance of service.

No Refunds

Reschedule within 6 months for any home in Washington, DC metropolitan area. Late reschedule/ cancellation fee ($55) is added if reschedule/ cancellation is not made within 1 hour of service time. If the home is not ready when the photographer arrives/ needs reschedule, there is an additional fee ($100).

Long Distance Travel

Homes more than 35 miles or 1 hour from Bowie, MD have an additional fee of ($40) if you do not add it to your order, an invoice will be sent.

Processing time

Great care is taken in processing and editing each photo to ensure the highest quality images. For photos taken Sunday through Friday, delivery is guaranteed by 6:00 PM the following day. For Saturday sessions, photos will be delivered by 6:00 PM on Monday.

CopyRights

All media produced is copyrighted and licensed to the purchaser exclusively for the marketing and sale or lease of the captured property. 3D tours are hosted on the Matterport platform and cannot be downloaded. The tour will remain active while the listing is live. For rental properties requiring indefinite access, a separate Matterport account must be created to maintain hosting.
